GENERAL TERMS AND CONDITIONS FOR STAYING AT BUTEO CHAMBRES D'HÔTES & ESPRESSO

These general terms and conditions apply to all reservations and stays at Buteo chambres d'hôtes & espresso, located at Rue de Bure 9, 6953 in Lesterny in Belgium. By making a reservation and/or booking the stay, the guest accepts the conditions below.

1. General

1.1. Operator

The operator of this bed and breakfast is Buteo chambres d'hôtes & espresso, located at Rue de Bure 9, 6953 in Lesterny, with VAT number BE1007272546 and can be reached via +32490378700 and hello@buteo-chambres.be.

1.2. Applicability

These general terms and conditions apply to all reservations and stays at Buteo chambres d'hôtes & espresso, unless otherwise agreed in writing.

2. Reservation

2.1. Booking process

A reservation can be made online, by phone or by e-mail. A reservation is only final after it has been confirmed by the operator by e-mail.

2.2. Advance payment or deposit

The operator may ask for a prepayment of 100% of the total amount or a deposit. This payment must be made within 5 days after confirmation of the reservation.

2.3. Changes to reservations

Changes to the reservation (such as dates or room type) are possible, provided availability allows and the change is communicated in a timely manner.

3. Prices and Payment

3.1. Price

The prices per night are listed on the website of the chambres d'hôtes or are provided on request. The price includes breakfast, linen, towels and tea facilities in the room.

3.2. Payment method

Payment must be made at the time of online booking or by digital payment as described in the confirmation email, unless otherwise agreed. Payments can be made via a digital payment link.

4. Cancellation and No-show

4.1. Cancellation Policy

- Cancellations are free of charge if made 7 days before the planned arrival date.

- For cancellations within 7 days prior to arrival date, 100% of the total amount will be charged.

- In case of no-show (failure to appear without prior cancellation) 100% of the total amount will be charged.

An exception to the above is if a non-refundable rate has been specifically chosen when booking or if a non-refundable rate applies due to conditions in an offer.

4.2. Cancellation by the operator

In exceptional cases, the operator may be forced to cancel a reservation. In that case, the guest will be informed as soon as possible and the amount already paid will be fully refunded.

5. Stay

5.1. Check-in and check-out

- Check-in is possible from 3:00 PM to 9:00 PM.

- Check-out must be done before 12:00 on the day of departure.

5.2. Guest behavior

Guests must behave in a neat and respectful manner and not disturb the chambres d'hôtes or other guests. The owner reserves the right to remove guests from the accommodation without refund if they do not comply with the rules of conduct.

5.3. Use of facilities

- The use of common areas and facilities must take place in an orderly manner.

- It is not permitted to receive additional guests or visitors without the permission of the operator.

5.4. Smoking and pets

- Smoking is not allowed in the rooms and in the public areas of the chambres d'hôtes.

- Pets are not welcome in principle. Exceptions can be made in consultation. Guests must inform in advance about their pet.

6. Liability

6.1. Liability of the operator

The operator is not liable for loss, theft or damage to guest property unless this is due to gross negligence on the part of the operator.

6.2. Liability of the guest

The guest is responsible for any damage to the property of the chambres d'hôtes caused by himself/herself or his/her fellow guests.

6.3. Insurance

The operator advises guests to take out their own travel and/or cancellation insurance.

7. Privacy and Data Protection

7.1. Collection of data

The operator collects personal data of guests (such as name, address, email address) for administrative purposes and to facilitate the stay. This data is treated confidentially in accordance with the General Data Protection Regulation (GDPR).

7.2. Use of data

The collected data may also be used for marketing purposes, unless the guest objects to the use of his/her data for such purposes.

8. Applicable law and disputes

8.1. Applicable law

Belgian law applies to these general terms and conditions.

8.2. Disputes

Disputes arising from these general terms and conditions may be submitted to the competent court in Marche en Famenne, Belgium.

9. Amendments and Final Provisions

9.1. Changes to the terms and conditions

The operator reserves the right to change these general terms and conditions at any time. Changes will be published on the website and will be effective from the moment of publication.

9.2. Other provisions

If any provision of these terms and conditions is declared invalid, the remaining provisions shall remain in full force and effect.
